Real Deals: Missouri buyer orders investment in Bentonville Burger King

A 3,014-square-foot retail building in Bentonville’s Commerce Center development recently sold for $2.2 million, or $729.92 per square foot.

Curtis Jared, a commercial real estate investor from Springfield, Missouri, has purchased the single-story building at 1700 S. Walton Boulevard. The seller is Christophers Revocable Trust, led by trustee Debra Christophers.

Guaranty Bank of Springfield, Missouri, assisted with the transaction with a $1.32 million loan, and City Title & Closing of Fayetteville served as the registered agent.

The one-story building was constructed in 2000 and renovated in 2015. It is triple-net leased to Burger King with approximately 11 years remaining on the 20-year lease. The building was sold at a cap rate of 6.56%. The restaurants are operated by the franchisee.

Christophers purchased the property in 2019 for $2.57 million, which translates to $852.68 per square foot. The seller was Kwangho Tae Hee LLC, managed by Kwang Ho Cha.

Beaver Lake Abode
A 2,728-square-foot home on the shores of Beaver Lake in Benton County recently sold for $1.32 million, a purchase price that equates to $468 per square foot.

Stan and Kelly Fulk have purchased a three-bedroom home on Ravenshoe Road. The seller is Erin Kyle.

HSBC Bank USA in New York assisted with the transaction with a 30-year, $993,750 loan. Harbor Closing & Title in Rogers served as the title agent. The Limbird Team of Limbird Real Estate Group in Rogers represented the buyer. Jan Holland of Coldwell Banker Harris McHaney & Faucette in Bentonville represented the seller.

The 1.16-acre development was built in 2008. It includes a private boat dock with four docks. Kyle purchased the property in December 2022 for $1.1 million. Josh and Shannon McNeill were the sellers. The McNeills purchased the property in March 2007 for $90,000. The sellers were Mark and Brenda Riney.

Riney purchased the property for $75,000 in March 2004. The sellers were Will and Libby Green.

Pinnacle Residences
A 5,858-square-foot home in the gated Pinnacle Country Club neighborhood of Rogers recently sold for $1.3 million, a purchase price of $222 per square foot.

Casey and Brittany Flippo purchased a five-bedroom home on West Champions Boulevard. The seller was Barnes Ventures LLC, led by Rodney Barnes.

Central Bank of Little Rock backed the transaction with a 30-year, $1.28 million loan. Advantage Title of Bentonville was the title agent. The Rimbard Team of Rimbard Real Estate Group in Rogers was the selling agent. Jackson Hogue of Collier & Associates in Fayetteville represented the buyer.

Camelot Construction built the home on the 0.37-acre lot in 2006. Burns Ventures purchased the property in September 2021 for $1 million. The seller is Michael Cattaneo. Cattaneo purchased the home in September 2017 for $649,000. The seller is National Equity Corp.

Hudson Holdings
A commercial property north of West Hudson Road (Highway 62) near the entrance to Lost Springs Golf & Athletic Club in Rogers recently sold for $1.2 million.

Knuckleheads Investments LLC, a Texas company, purchased the 2.57-acre site bounded by North 23rd Street on the west and North 22nd Street on the east, with Ashley Rehabilitation and Healthcare Center located to the north.

The sellers were Lewis and Shannon Froud. The purchase price was $10.72 per square foot.
